Pyramid managed the concept evolution and the complex planning submission process for this 14 acre mixed-use development site at Island Bridge in Dublin. The permitted scheme included almost 800 residential units, a 194 bedroom hotel, retail units, including cafés, restaurants, a crèche, extensive office space and over 1200 car parking spaces.

This was a complex planning process where key challenges included dealing with the extensive protected structures, contamination issues, significant protected views, community relations and traffic. The scale of the site and emerging plans for the surrounding area at the time led to extensive negotiations with the planning authority.
